1. ACCEPTANCE OF TERMS
By accessing or using AuctiScore.com, subscribing to any AuctiScore service tier, or receiving any AuctiScore email communication, you ("Subscriber," "User," or "you") agree to be bound by these Terms of Service ("Terms"), our Privacy Policy, and any additional terms applicable to specific features or subscription tiers.
If you do not agree to these Terms in their entirety, you must immediately discontinue use of AuctiScore and all associated services.
These Terms constitute a legally binding agreement between you and AuctiScore LLC, a New Jersey limited liability company doing business as AuctiScore ("AuctiScore," "Company," "we," "us," or "our").
2. DESCRIPTION OF SERVICE
AuctiScore provides an automated, AI-assisted data aggregation and property scoring platform that monitors New Jersey municipal tax lien auctions and delivers scored property alerts to subscribers via email and dashboard interface.
The Service includes, depending on your subscription tier:
Automated monitoring of publicly available tax lien auction data from participating New Jersey municipalities. Proprietary scoring of individual tax lien opportunities using the AuctiScore methodology, which incorporates lien amount, zip code median household income data sourced from the U.S. Census Bureau, area economic indicators, property classification, and a composite Opportunity Score. Scheduled email digest alerts for properties meeting defined score thresholds. Access to a subscriber dashboard displaying current and historical scored data.
The Service does not include:
Investment advice, financial advice, legal advice, or tax advice of any kind. Verification of title, property condition, or municipal data accuracy. Guarantee of auction availability, redemption outcome, or investment return. Legal representation of any kind.
3. NOT FINANCIAL OR INVESTMENT ADVICE — CRITICAL DISCLAIMER
THIS IS THE MOST IMPORTANT SECTION OF THESE TERMS. PLEASE READ IT CAREFULLY.
AuctiScore is a data aggregation and informational scoring tool. Nothing provided through the AuctiScore platform, email alerts, dashboard, website, social media, or any communication from AuctiScore or its representatives constitutes financial advice, investment advice, legal advice, tax advice, or a recommendation to purchase, avoid, or take any action with respect to any specific tax lien, property, or investment opportunity.
The AuctiScore Opportunity Score is an algorithmic output based on publicly available data inputs. It reflects no independent verification of that data, no assessment of title risk, no evaluation of property condition, no legal review of any lien or redemption status, and no prediction of future performance.
Tax lien and tax deed investing involves substantial risk, including but not limited to: total loss of invested capital, inability to foreclose, title defects, property environmental liability, changes in municipal policy, redemption by the property owner, and legal costs that may exceed the value of the lien.
Past scoring outputs do not guarantee, predict, or imply future investment results.
You acknowledge that you are solely responsible for all investment decisions you make, that you will conduct your own independent due diligence, and that you will consult licensed financial advisors, real estate attorneys, and tax professionals before making any investment decision.
AuctiScore LLC and its members, managers, employees, contractors, and affiliates expressly disclaim all liability for any investment loss, financial damage, or consequential harm arising from your use of or reliance on AuctiScore data, scores, or communications.
4. ELIGIBILITY
You must be at least 18 years of age to use AuctiScore. By agreeing to these Terms, you represent and warrant that you are at least 18 years of age, that you have the legal capacity to enter into a binding agreement, and that your use of AuctiScore does not violate any applicable law or regulation in your jurisdiction.
AuctiScore is intended for use by individual investors, real estate professionals, and business entities conducting research into New Jersey tax lien auction opportunities. AuctiScore reserves the right to refuse service to any person or entity at its sole discretion.
5. SUBSCRIPTION TIERS AND PRICING
AuctiScore offers the following subscription tiers. Features and pricing are subject to change with 30 days written notice to active subscribers.
Scout — $39/month. Access to AuctiScore scored property alerts and dashboard for 5 active municipalities.
Hunter — $99/month (Founding Member Rate: $59/month for life). Full access to scored property alerts, daily digest emails, and dashboard for 20 active municipalities. The Founding Member rate of $59/month is available exclusively to subscribers who enroll during the AuctiScore launch expo on April 18, 2026, and is locked for the life of that subscription provided the account remains in continuous good standing. Cancellation and resubscription forfeits the Founding Member rate permanently.
Elite — $299/month. Full access to scored property alerts, daily digest emails, and dashboard for all active municipalities covered by AuctiScore in New Jersey at any given time. The number of covered municipalities varies and depends on the volume of active auctions in each jurisdiction at the time of the subscriber's billing period.
Sovereign — $699/month and above. Future product. Full-platform access covering all states currently active on the AuctiScore platform at the time of subscription, with customized alert parameters and dedicated support. This tier is not yet available. Pricing and coverage details are subject to change prior to launch.
White Label — $1,500/month and above. Licensing of the AuctiScore platform and scoring infrastructure for use under a partner's brand, subject to a separate White Label Agreement.
All subscription fees are billed monthly in advance. Fees are non-refundable except as expressly stated in Section 7 of these Terms or as required by applicable law.
6. FREE TRIAL AND FOUNDING MEMBER TERMS
First Month Free. Subscribers who enroll at the April 18, 2026 expo event receive their first month of Hunter-tier service at no charge. Following the free month, billing commences at the applicable Founding Member rate of $59/month.
Founding Member Rate Lock. The $59/month Founding Member rate is locked for the life of the subscription provided: the subscription remains active and in continuous good standing, payment is made on time each billing cycle, and the subscriber does not downgrade, cancel, or materially alter the subscription. AuctiScore reserves the right to terminate the Founding Member rate with 60 days written notice in the event of a platform-wide pricing restructuring that affects all tiers.
7. BILLING, CANCELLATION, AND REFUNDS
Billing. Subscriptions are billed monthly on the anniversary date of enrollment. If a payment fails, AuctiScore will attempt to process the charge again within 72 hours. If the second attempt fails, your account may be suspended pending resolution.
Cancellation. You may cancel your subscription at any time by logging into your account dashboard or by contacting AuctiScore at support@auctiscore.com. Cancellation takes effect at the end of the current billing period. No partial month refunds are issued upon cancellation.
Refunds. AuctiScore does not issue refunds for subscription fees already charged, except where a verified technical failure on AuctiScore's part prevented access to the service for more than 72 consecutive hours during a paid billing period.
Price Changes. AuctiScore reserves the right to modify subscription pricing with 30 days advance written notice. Founding Member rate subscribers are expressly exempt from general price increases for the duration of their locked rate.
8. ACCEPTABLE USE POLICY
By using AuctiScore, you agree not to:
- Use AuctiScore data to create, train, or populate any competing product, service, algorithm, or database
- Reverse engineer, decompile, or attempt to derive the AuctiScore scoring methodology or underlying algorithms
- Scrape, crawl, or systematically extract data from the AuctiScore dashboard by automated means without prior written authorization
- Share, resell, sublicense, or redistribute AuctiScore scores, alerts, or data outputs to any third party without a valid White Label Agreement
- Represent AuctiScore scores as your own proprietary research without disclosing AuctiScore as the data source
- Attempt to gain unauthorized access to any portion of the AuctiScore platform, its backend systems, or infrastructure
- Use AuctiScore in any manner that violates federal, state, or local law
Violation of this Acceptable Use Policy may result in immediate suspension or termination of your account without refund.
9. INTELLECTUAL PROPERTY
Ownership. All content, features, functionality, scoring methodology, algorithms, weighting systems, visual design, trademarks, trade names, logos, and data outputs associated with AuctiScore are the exclusive property of AuctiScore LLC and are protected by applicable intellectual property laws.
AuctiScore™. The name AuctiScore and associated marks are common law trademarks of AuctiScore LLC. Unauthorized commercial use of the AuctiScore name, logo, or scoring methodology is strictly prohibited.
Limited License to Subscribers. AuctiScore grants you a limited, non-exclusive, non-transferable, revocable license to access and use the platform and its outputs solely for your own personal investment research purposes. This license does not include any right to reproduce, distribute, modify, or commercially exploit any AuctiScore content or data.
Scoring Methodology Trade Secret. The AuctiScore scoring formula, including all weights, thresholds, and calculation methodology, constitutes a trade secret of AuctiScore LLC and is not disclosed to subscribers or the public.
10. DATA SOURCES AND ACCURACY DISCLAIMER
AuctiScore aggregates data from publicly available government sources, including New Jersey municipal tax lien auction platforms and the U.S. Census Bureau API.
AuctiScore makes no representations or warranties regarding:
- The accuracy, completeness, timeliness, or reliability of any data sourced from third-party government platforms
- The continued availability of any data source
- The accuracy of any Opportunity Score, component score, or alert generated by the platform
Government data sources may contain errors, omissions, delays, or inconsistencies beyond AuctiScore's control. Municipal auction listings may be added, modified, postponed, or cancelled by the issuing municipality at any time without notice to AuctiScore.
You expressly acknowledge that AuctiScore data and scores are a starting point for your own independent research, not a substitute for it.
11. THIRD-PARTY SERVICES AND INTEGRATIONS
AuctiScore's platform integrates with third-party services and infrastructure providers. The specific tools and services used to operate the platform constitute proprietary and confidential business information and are not disclosed herein. Your use of AuctiScore is subject not only to these Terms but also to the terms of service of any third-party providers whose services are incorporated into the platform.
AuctiScore does not control and is not responsible for the practices, policies, or availability of any third-party service provider. In the event that a third-party provider modifies or discontinues its services in a manner that affects AuctiScore's ability to deliver the platform, AuctiScore will make commercially reasonable efforts to restore equivalent functionality but shall bear no liability for interruptions caused by third-party providers.
12. PRIVACY AND DATA COLLECTION
AuctiScore collects, stores, and processes personal information in accordance with its Privacy Policy, which is incorporated into these Terms by reference and available at AuctiScore.com/privacy.html.
AuctiScore will not:
- Sell your personal information to third parties
- Share your personal information except as necessary to operate the platform, process payments, deliver email communications, and comply with applicable law
- Use your personal information to market unaffiliated third-party products or services without your express consent
13. COMMUNICATIONS AND EMAIL ALERTS
By subscribing to AuctiScore, you expressly consent to receive automated email communications from AuctiScore, including property scoring alerts, daily digest emails, platform updates, billing notifications, and promotional communications related to AuctiScore products and services.
Alert Delivery. AuctiScore does not guarantee delivery of any specific alert at any specific time. Delays or failures in alert delivery do not constitute a breach of these Terms and do not entitle you to a refund or credit.
Unsubscribe. You may opt out of promotional emails at any time by clicking the unsubscribe link in any marketing communication. Opting out does not remove you from transactional communications, which continue for as long as your subscription remains active.
Email Accuracy. You are responsible for maintaining an accurate and active email address on file with AuctiScore.
14. LIMITATION OF LIABILITY
TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, AUCTISCORE, AUCTISCORE LLC, AND THEIR RESPECTIVE MEMBERS, MANAGERS, EMPLOYEES, CONTRACTORS, LICENSORS, AND AFFILIATES SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, PUNITIVE, OR EXEMPLARY DAMAGES, INCLUDING BUT NOT LIMITED TO LOSS OF PROFITS, LOSS OF INVESTMENT CAPITAL, LOSS OF DATA, OR ANY OTHER INTANGIBLE LOSSES, ARISING OUT OF OR IN CONNECTION WITH YOUR USE OF OR INABILITY TO USE THE AUCTISCORE PLATFORM.
To the extent that AuctiScore is found liable for direct damages notwithstanding the foregoing, AuctiScore's total cumulative liability shall not exceed the total subscription fees actually paid by you to AuctiScore in the thirty (30) days immediately preceding the event giving rise to the claim.
15. INDEMNIFICATION
You agree to defend, indemnify, and hold harmless AuctiScore LLC and its respective members, managers, employees, contractors, and assigns from and against any and all claims, damages, losses, liabilities, costs, and expenses, including reasonable attorneys' fees, arising out of or related to:
- Your use of the AuctiScore platform or any data, scores, or alerts provided through it
- Any investment decision you make based in whole or in part on AuctiScore data or scores
- Your violation of any provision of these Terms
- Your violation of any applicable law, regulation, or third-party right
- Any content or information you submit to AuctiScore that is inaccurate, fraudulent, or misleading
16. DISCLAIMER OF WARRANTIES
THE AUCTISCORE PLATFORM AND ALL CONTENT, DATA, SCORES, ALERTS, AND SERVICES PROVIDED THROUGH IT ARE PROVIDED ON AN "AS IS" AND "AS AVAILABLE" BASIS WITHOUT WARRANTY OF ANY KIND, EXPRESS OR IMPLIED.
TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, AUCTISCORE EXPRESSLY DISCLAIMS ALL WARRANTIES, INCLUDING BUT NOT LIMITED TO ANY IMPLIED WARRANTY OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR NON-INFRINGEMENT; ANY WARRANTY THAT THE PLATFORM WILL BE UNINTERRUPTED OR ERROR-FREE; AND ANY WARRANTY REGARDING THE ACCURACY OR RELIABILITY OF ANY DATA, SCORE, OR ALERT.
17. TERM AND TERMINATION
Term. These Terms commence on the date you first access or subscribe to AuctiScore and continue for as long as your subscription remains active.
Termination by AuctiScore. AuctiScore reserves the right to suspend or terminate your account at any time, including for violation of these Terms, failure to pay subscription fees, or fraudulent activity.
Effect of Termination. Upon termination, your license to access the AuctiScore platform immediately terminates. AuctiScore may delete your account data after a period of 30 days. Sections 3, 9, 14, 15, 16, 18, and 19 survive termination.
Platform Discontinuation. In the event of full platform discontinuation, AuctiScore will provide at least 30 days advance written notice and will issue a prorated refund of any prepaid subscription fees.
18. GOVERNING LAW AND DISPUTE RESOLUTION
Governing Law. These Terms are governed by the laws of the State of New Jersey, without regard to its conflict of law provisions.
Informal Resolution. Before initiating any formal dispute, you agree to contact AuctiScore at legal@auctiscore.com with a written description of your dispute. AuctiScore will attempt to resolve it informally within 30 days.
Binding Arbitration. Any unresolved dispute shall be resolved exclusively by binding arbitration administered by the American Arbitration Association under its Consumer Arbitration Rules, conducted in Bergen County, New Jersey or via videoconference.
Class Action Waiver. YOU AND AUCTISCORE EACH AGREE THAT ANY DISPUTE RESOLUTION PROCEEDING WILL BE CONDUCTED ONLY ON AN INDIVIDUAL BASIS AND NOT AS A CLASS ACTION, CONSOLIDATED ACTION, OR REPRESENTATIVE ACTION.
Time Limitation. ANY CLAIM ARISING OUT OF OR RELATED TO THESE TERMS MUST BE FILED WITHIN ONE (1) YEAR OF THE DATE ON WHICH THE CLAIM AROSE.
19. MODIFICATIONS TO THESE TERMS
AuctiScore reserves the right to modify these Terms at any time. Material changes will be communicated to your email address on file at least 30 days before they take effect. Continued use of the platform after the effective date constitutes acceptance of the modified Terms.
Founding Member Protections. Any modification that would materially and adversely affect the Founding Member rate lock requires at least 60 days advance written notice to affected subscribers.
20. WHITE LABEL AND PARTNERSHIP TERMS
Subscribers seeking to license the AuctiScore platform for use under a separate brand are subject to a separate White Label Agreement in addition to these Terms.
Affiliate and Referral Arrangements. Any affiliate or referral revenue sharing arrangement is governed by a separate written agreement. No affiliate compensation is payable based solely on these Terms or any verbal understanding.
Prohibited Representations by Partners. No partner or affiliate may represent AuctiScore data as constituting financial advice, investment recommendations, or guaranteed results.
21. GEOGRAPHIC SCOPE AND STATE EXPANSION
AuctiScore currently operates exclusively within the State of New Jersey. As AuctiScore expands coverage to additional states, state-specific disclaimers and scoring methodology disclosures will be published.
22. FORCE MAJEURE
AuctiScore shall not be liable for any delay or failure to perform its obligations under these Terms to the extent caused by circumstances beyond its reasonable control, including acts of God, natural disasters, pandemic, government action, power outages, internet failures, third-party service provider outages, or cyberattacks.
23. ENTIRE AGREEMENT AND SEVERABILITY
These Terms, together with the AuctiScore Privacy Policy and any applicable White Label or affiliate agreement, constitute the entire agreement between you and AuctiScore LLC. If any provision is found invalid or unenforceable, it shall be modified to the minimum extent necessary or severed, without affecting the validity of any other provision.

25. BETA ACCESS AND EARLY ADOPTER PROVISIONS
AuctiScore's formal beta period is anticipated to commence on or around May 1, 2026, with full payment processing activated on or around June 1, 2026.
Beta Nature of Service. During the beta period, the platform may contain bugs, errors, or incomplete features. Beta subscribers expressly acknowledge that they are accessing a pre-release version of the platform.
Enhanced Disclaimer for Beta Period. During the beta period, the limitations on AuctiScore's liability described in Section 14 apply with full force. Beta subscribers are strongly encouraged to treat all data, scores, and alerts as preliminary and unverified.
Transition to Full Service. Upon conclusion of the beta period, subscriptions will transition to paid status at the applicable rate. Founding Member subscribers will be billed at $59/month beginning June 1, 2026, with at least 7 days advance written notice before the first charge is processed.
26. ACKNOWLEDGMENT AND AGREEMENT
By accessing or using the AuctiScore platform, subscribing to any service tier, or receiving any AuctiScore email communication, you acknowledge that:
- You have read these Terms in their entirety and agree to be bound by them
- You understand that AuctiScore is a data aggregation and informational scoring tool only
- Nothing provided through the platform constitutes financial, investment, legal, or tax advice of any kind
- You are solely responsible for all investment decisions you make
- You will conduct your own independent due diligence and consult qualified financial, legal, and tax professionals before making any investment decision
- AuctiScore's scoring outputs are informational tools only and are not a substitute for professional advice or independent research
By continuing to use the AuctiScore platform after reading these Terms, you certify that you are of legal age to enter into a binding agreement, that all information you have provided is accurate, and that your use of the Service will comply with all applicable laws and regulations.
